The process starts with you. Let us know how you want to be contacted. We can talk on the phone or connect via email.
Our property management expert will ask you some questions about your goals. They will work up some realistic expectations, and answer any questions you might have.
They will listen to any concerns you might have about your specific situation. They will determine if your property qualifies for our program, and treat you with utmost respect all along the way.
To get the ball rolling, we’ll make an appointment to meet at your rental property. At that meeting, we’ll give you an estimate the amount of rent your property will bring. We’ll let you know of anything you might need to do for the property to lease.
We’ll review all of the charges for property management. Then, we’ll review the paperwork required for us to get started.
If appropriate, we’ll get photos right away so we can begin the process of advertising your property for rent.
If the property is currently being managed by another company, we’ll provide the paperwork required to give the former property management company proper notice.
OKC Home Realty Services, LLC offers a turn-key service. This means we can take of anything that comes up, including make readies, advertising vacant units, showing properties, taking applications, screening applications, signing tenants to 12- to 24-month leases, and taking care of collections, evictions, and maintenance calls.
In addition, if you have your own contractors you want us to use, you can let us know who they are. We will utilize them.
The only thing that is required to start service is a signed property management agreement.
The only exception is if you are hiring us to take over a property with existing tenants in place. We will notify the tenants as soon as we have a signed agreement to notify them of when and where they will pay their rent, call in order to make a work order request, or related tenant issue.
In most cases, the existing lease agreement will be adequate, and a new lease agreement is not necessary.
Once we have a signed property management agreement we can start service immediately. If the property is vacant and ready to rent, we can start advertising and showing the property immediately.
We will schedule showing, take applications, screen the applications, and set up leases with qualified tenants.
Whenever there is a service call that is going to exceed $200 in total expense, we will contact you to get authorization to proceed.
We provide a progress report on the 10th to 13th of each month. In addition, we pay rents at that time.
Most of our clients request that we email the statements to them. And, we deposit the rents directly into their bank accounts.
However, we can also send a printed statement through the mail, along with a check.
